Millionaire Real Estate Investor is a book written by Gary Keller, Dave Jenks, and Jay Papasan. It's published by Mc Graw Hill and available on the Millionaire Systems Website. A description from the website:

Gary Keller and Dave Jenks are miles ahead of the rest of the real estate industry in the area of agent education. This offering, suggests that they want to do for real estate investors what they did for real estate agents with their first book, The Millionaire Real Estate Agent.
The book is an easy read with a conversational style that mixes motivational talk with good numbers crunching. I found the material to be mostly in line with my philosophy of real estate investing. I do differ, with their mantra " Buy It Right- Pay It Down- Pay It Off". Most of my readers will know that I prefer an equity harvesting approach so as to diversify your assets to weather fluctuations in various markets. I believe that it makes sense to own stocks, bonds, and real estate, in tax advantaged accounts. That just makes more sense for the investor who is trying to build wealth.
Retirees will love the approach of "pay it off". My clients will be able to do that ,with the money invested in a side account ,from the harvested property equity . I think you can grow those side accounts to exceed the amount of property debt due.
